Four stages. You are told at each one what has been done and what happens next.

Enquiry and title deed check
You send the erf number or address. We pull the existing diagram and title conditions, confirm what the job requires and quote a fixed scope.
02
Field Survey
We survey on site - beacons located or re-established, details and levels captured, control tied to the national reference framework.

Office computation and drafting
Observations are computed and reconciled against the cadastral record, then drafted into the diagram or plan set.
04
Lodgement and Surveyor General approval
We lodge with the Surveyor General, answer queries on your behalf and hand over the approved document for registration.

06 - common questions
What does a beacon certificate prove?
That the corner beacons of your property have been located or re-established in their legally correct positions by a registered surveyor. It is what settles a fence line, a wall placement or an encroachment argument with a neighbour.
How long does a typical job take?
Fieldwork on a standard suburban erf is usually a single visit. Drafting and computation follow within days. Anything lodged with the Surveyor General then waits on their queue. Typical field-to-hand-over timeframes [CONFIRM]
How long does SG approval take?
Approval sits with the Surveyor General’s office and the queue moves at their pace, not ours. We track the lodgement and answer any examination queries directly.
Do I need a surveyor to subdivide?
Yes. A subdivision creates new land parcels, and new parcels only exist once a professional land surveyor has surveyed them and the Surveyor General has approved the diagram or general plan. Town planning approval comes first; the survey makes it real.
What drives the cost of a survey?
Property size, how much of the existing cadastral record survives, terrain and vegetation, how many beacons need re-establishing, and whether the job ends in a lodgement. We quote a fixed scope once the title deed and diagram are checked.
